It happens that my top property (most #money invested) on Lofty (@lofty_ai ) also happens to be the one with the lowest CoC return in my Lofty portfolio. ...so why would I intentionally #invest in a property with a LOWER CoC return than other available properties on the platform?
Well, the property in question is a #retail building (4 unit retail building), and the only retail property available on the platform. High-profile tenants include iconic brands like @McDonalds ($MCD), @dominos ($DPZ), @UScellular and a real estate office.
And outside of private #REITs I haven't found many #opportunities to invest in individual #commercial retail properties, as generally most fractional real estate investing platforms focus on #residental properties including single family and multi-family housing units.
And perhaps I was also unconsciously drawn to the idea of owning, even just a small fraction, retail space that leases to iconic brands like #McDonalds and #Dominos. So although there are properties that would generate a higher return I'm proud to be a part of 621 E Le Claire Rd.
